This report analyzes the current real estate activity in a few of my core central Denver neighborhoods, where I do a bunch of my business, and where I experience market changes first hand, daily.

This summer, the market is finally making moves to become more balanced.

Because so much of my business centers on this area, I want to dive in to provide readers a better understanding of what’s happening in this extremely popular, unique aspect of the Denver real estate market.

This report covers East Washington Park, West Washington Park, Cory-Merrill (where my family and me live! :)), Bonnie Brae and Congress Park. (This report leaves out Cherry Creek for now).

East Washington Park

I absolutely adore the stately East Wash Park home at 401 S Gaylord Street, which my milehimodern colleagues recently sold at $4.25 million. The house sits on a triple lot, rare for the neighborhood and measures 6,515 total square feet on a 9,360 square foot lot. The price revels the big demand this neighborhood continues to get.

Inventory in West Wash Park has picked up. There are currently 42 active listings in the neighborhood as compared to earlier in the year, when there was a maximum of seven active listings at one time.

I’d love to give a shout out to my West Wash Park listing at 511 South Pennsylvania Street, a charming single-family home listed for $900,000. It includes an accessory dwelling unit that generates $1,000 per month in income.
