October core Denver neighborhood market report

This report analyzes the current real estate activity in a few of my core central Denver neighborhoods, where I do a bunch of my business, and where I experience market changes first hand, daily.

The market is not as scary as you may think. Read on to see what that means for Denver neighborhoods.

In particular, there are a lot of listings coming online in the luxury market — homes priced between $2 and $4 million. New construction is coming online. Buyers in this price range now have many options.

This report covers East Washington Park, West Washington Park, Cory-Merrill (where my family and me live! :)), Bonnie Brae and Congress Park. (This report leaves out Cherry Creek for now).

West Washington Park

At $1.545 million, 1003 S Corona is pending, at over $600 per square foot. It sold in July 2021 at $1.393 million. This home represents a premium sale on the west side of the park, but it is just one block away from the central feature, which helped it command a premium.

Cory-Merrill

Lots are fetching a premium in Cory-Merrill as builders find they can make their economics work in the neighborhood. 1209 S Milwaukee Street, sold in October at $2.9 million, is an example. It was built by renowned Denver builder Gunlock Homes, who is known as a quality builder with great design. It shows in this house, which had floor-to-ceiling windows along the staircase and three-tone kitchen cabinets in the kitchen with a mix of hardware metals. It had a warm luxury feel.

Bonnie Brae

1717 South Filmore, pending at $3.85 million, features gorgeous brick in a new construction home. At over $700 per square foot, it’s price is high for the neighborhood, but it’s a lovely home. Next door, 721 S Filmore, is for sale, listed at $1.15 million.

I love the charm of the Congress Park bungalow at 823 Cook Street, pending at $1.1 million. Updated and renovated, it features a great open flooplan.
