Keeping it quiet but close to the action, Monroe Street brings the best of Cherry Creek.

Many of my buyers are looking for an escape from the bustle of urban living, but to maintain walkable access to the best amenities.

My favorite street in Cherry Creek, Monroe Street, delivers this in spades.

Why it’s gold

Monroe Street, set a few blocks west of the hub of noise, construction and cranes in Cherry Creek North, puts the chaos behind but keeps the good stuff close. I could imagine an evening stroll for a bottle from my favorite wine shop, The Vineyard.

From 1st Ave to the south a 6th Ave to the north, Monroe is a calm, peaceful enclave — mature trees offer shade and beautiful hues of green, yellow and orange between the changing seasons.

311 Monroe Street

This stretch of Monroe has something that would make the rest of Cherry Creek more comfortable — a wider street footprint. No more pulling over for oncoming traffic.

A blend of different style homes line this neighborhood. There are several custom-built single family homes, but a range of traditional to contemporary side-by-side duplexes make up the majority.

Townhouses here command the highest value in Cherry Creek North — upwards of $700 per above-ground square foot in 2018. New units are selling for $2.6 million and above.

On the market

311 Monroe Street is on the market and a must-tour.

The three bedroom, four bathroom, 3,722 square-foot traditional townhome is in a fabulous location. It is setback from the street and boasts a wider floorplan than most — quite a cheerful disposition.

The whole first floor warmly greets you when you open the front door. Well-maintained hardwood floors and a wide staircase to the second level. I love the natural light and comfortable covered deck.
